The rectangular swimming pool is about 50 metres from the villa, in a lower position. It measures 8 x 16 m, has a depth of 1.30 to 2.50 m, a diving board, two metal ladders, internal LED lighting, salt purification, a bathroom and changing room with two hot-water showers. The pool is open from the last Saturday in April to the first Saturday in October. It is reached by walking down the sloping lawn or descending stone steps.

The villa is in Celincordia, in the Cesena hills. Cesena is about 5 km away, Cesenatico about 20 km away and Cervia about 24 km away. The access roads are paved to the entrance gate. The property is on sloping terrain, and the pool is about 50 metres from the villa at a lower level.

The property is leased as a private structure. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. The property is not fenced. Pets are permitted, with mandatory extra cleaning in case of animals. Unauthorized chefs and suppliers are not permitted.
