# Ditch Plains Delight Montauk, NY, United States (general area) ## About the house The main level has an open-plan living room, dining area and kitchen with ample natural light. The living room includes two couches, a wood-burning fireplace, a speaker system and a desk. The dining table seats six. The equipped kitchen has stainless steel appliances, a stove, oven, refrigerator, ice maker, dishwasher, toaster, blender, coffee-making equipment, cookware and tableware. Heating, television, linens, towels, a hair dryer and ironing equipment are provided. There are three bedrooms with air conditioning: a king bedroom on the main floor with a full ensuite bathroom, walk-in closet and balcony/deck; a main-floor queen bedroom with a standard closet; and another queen bedroom with a standard closet. All three bathrooms are on the main floor; two have shower/tub combinations and one has a shower. Outdoor spaces include a fenced backyard, an open back deck, a front wraparound porch, a private furnished pavilion/covered gazebo, patio dining furniture with two umbrellas, two lounge chairs, two fire pits, a hammock, a gas grill and an herb and vegetable garden. A hot-and-cold outdoor shower, two adult bicycles, two beach chairs, a cooler, a beach umbrella and beach toys are provided. Parking accommodates two cars in the driveway and one in the garage. Maximum occupancy is six, with no additional persons permitted and no more than three unrelated guests. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Proof of extended liability insurance is required. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility use, defined as costs over $50.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has damage protection of up to $25,000, subject to the booking agreement's coverage details.
