Unit Six has natural light, a queen bed, a large sofa, a seating area and a work-from-home desk. The bedroom is on the first/main floor and has air conditioning and a standard closet. The full bathroom is also on the first/main floor and has a shower. Bed linens, bath towels and essentials are supplied.

The kitchen includes a stove, oven, refrigerator, ice maker, microwave, coffee pot, toaster, blender, dishes, silverware, pots and pans. Other facilities include central air conditioning, heating, hot water, Wi-Fi and a smart television in the main living room. The unit has a private entrance.

Guests have access to a shared fitness facility with weight-training equipment, an uncovered patio with chairs, a hot-and-cold outdoor shower, a wood-burning fire pit and beach chairs. Outdoor furniture and equipment may be seasonal. Smoke and carbon monoxide detectors and a fire extinguisher are provided.

A Montauk beach is one block away on foot. Montauk lighthouse is three miles away and Gosman's dock is two miles away. The property is close to town. The homeowner manages on-the-ground operations and guest communication after booking confirmation.

Outside Memorial Day through Labor Day, inquire before booking about the availability of outdoor furniture and equipment; seasonal cleaning and updates typically occur in late April or early May.

The primary renter must be at least 30 years old. Maximum occupancy is two. Pets and smoking are not permitted. Reservations require approval before confirmation. Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage. A refundable cash security deposit of $500 is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours. Payments are generally non-refundable. Reopening cancelled dates is at the owner's discretion; if the original dates are rebooked at the same or a higher price, a refund less 20% of the total original reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
