## About the house

Unit Two sleeps two guests and has one first-floor bedroom with a queen bed, air conditioning, TV, standard closet and an ensuite full bathroom with a shower. The naturally lit interior includes a large sofa, seating area and work-from-home desk. Bed linens, bath towels, pool/beach towels and a hair dryer are supplied.

The kitchen includes a stove, oven, refrigerator, microwave, coffee pot, toaster, blender, dishes, silverware, pots and pans. Wi-Fi, heating, hot water, cable and smart TV, and a Bluetooth speaker are available.

Guests have access to shared fitness facilities, including an outdoor area with free weights, outdoor furniture, a gas grill, a wood-burning fire pit and an outdoor shower with hot and cold water. Other facilities and equipment include a tennis court, two beach chairs and a paddle board.

The beach is a one-block walk away. Restaurants, bars and grocery stores are one mile away; Montauk Lighthouse is three miles away. Gosman's Dock, fishing docks and Long Island Sound are each two miles away.

The homeowner handles property preparation, arrival coordination, on-site operations and guest communication after booking confirmation. Reservations require approval before confirmation. The owner may arrange property showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

The primary renter must be at least 30 years old. Maximum occupancy is two; no additional persons are permitted. Pets and smoking are prohibited. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. Reservations require approval before confirmation.
