The property consists of two self-contained houses side by side, connected by a courtyard. It has five bedrooms, spacious living areas, outdoor terraces, dining areas and a panoramic pool with a wooden sun deck. The villa is in the hills above Noto, with views toward the sea. The Vendicari Nature Reserve beaches, Baroque towns and archaeological sites are within a short drive.

The pool is approximately 10 m from the villa, measures 10 x 4 m and has a constant depth of 1.35 m. It has internal steps, lighting, a 60 sq m wooden sun deck with sunbeds and built-in bench seating, and a cold-water shower. It is open from the last Saturday in April to the first Saturday in October.

The villa is in the hills above Noto. Access is via a 150 m unpaved driveway. Noto is 13 km away, Lido di Noto is 17 km away, Spiaggia di Calamosche in Vendicari is 20 km away, and the Vendicari Nature Reserve is 25 km away. The beaches and nearby towns are reached by car according to the listed distances.

This is a private structure available for lease only. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Pets are allowed up to medium size. The property is not fenced. Heating is charged according to consumption. Unauthorised chefs and suppliers are not permitted.
