Its open layout includes naturally lit living areas, an equipped kitchen with an island and stools, a beverage fridge and an indoor dining table seating eight. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, Keurig coffee maker, toaster, cookware and tableware. Bed linens and bath towels are provided. Three bedrooms each have a queen bed, and the lower-level bedroom has a single bed. All four bedrooms have air conditioning and are advertised with ensuite bathroom access. The second-floor primary bedroom also has a closet, balcony/deck access, a dressing area and a bathroom with a Jacuzzi tub and double sinks. The three-bathroom inventory comprises a second-floor bathroom with shower and tub, a main-floor bathroom with shower/tub combination, and a lower-level bathroom with shower. The approximately 2,000-square-foot home stands on almost one acre, much of it wooded, with flower and vegetable gardens. The backyard has deer fencing and two gates. Deck facilities include six chaise lounges, a dining table for six with an umbrella, a two-sofa seating area, a coffee table, a gas grill and storage units that also serve as a buffet area. Other facilities include a hot-and-cold outdoor shower, a bicycle, beach umbrella, beach toys and a cooler, plus access to a communal tennis court. The homeowner manages on-the-ground operations and guest communication after booking through the Elite program. East Hampton galleries, restaurants, beaches and grocery stores are minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. Maximum occupancy is seven; no additional guests are permitted. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation. If no replacement booking is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits. ## Property questions ## Is the pool fenced? Yes.
