The living room has a usable fireplace, and the kitchen includes a Sub-Zero refrigerator, granite countertops, a stove and microwave. A breakfast nook and formal dining table provide separate dining areas. The finished basement has a billiards table, wet bar and full sound system. Outside are a large deck with lounge chairs, a private in-ground pool, barbecue grill, oversized backyard and basketball hoop. Bed linens, bath towels, hot water, air conditioning, Wi-Fi, a washer and dryer are provided. The five bedrooms contain one king bed, two queen beds and four twin beds in total. There are four full bathrooms. Ocean beaches and Southampton are less than 15 minutes away, and Bridgehampton is 12 minutes away. The homeowner manages property preparation, arrival coordination, on-site operations and guest communication after booking. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. Seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 21 years old. Reservations require approval before confirmation. Smoking is not allowed. Pets require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.
