# Deer Ridge Dream Water Mill, NY, United States (general area) ## About the house Deer Ridge Dream accommodates up to 12 guests in a private setting near Bridgehampton, Southampton and Sag Harbor. The approximately 3,500-square-foot house has an open-plan main living, dining and kitchen area, oversized windows, and a secondary living room with a fireplace. The fully equipped kitchen includes a microwave, coffee maker and ample preparation space. Central air conditioning, heating, Wi-Fi, double washer and dryer, linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outdoor spaces include a large deck, balcony, patio, grill and indoor and outdoor dining areas. The private heated pool is fenced; the backyard is not fenced. The hot tub is available year-round. Seasonal limitations apply to the pool and outdoor equipment. Four bedrooms are upstairs and one is on the main floor. The upstairs primary bedroom has a king bed, full ensuite bathroom, cable TV, closet and balcony/deck. Upstairs Bedroom 2 has a queen bed and a twin bed, full ensuite bathroom, streaming TV, closet and balcony/deck. Main-floor Bedroom 3 has two twin beds, streaming TV and a closet. The homeowner manages on-the-ground operations and guest communication after booking confirmation. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. Nearby beaches include Flying Point Beach, Cooper's Beach, Foster Memorial (Long Beach), Mecox Beach, Sagg Main Beach and W. Scott Cameron Beach. No crib is provided. The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of 12 are permitted. Smoking is not allowed. Events are prohibited; event-related, commercial or other non-traditional uses, including rotating groups during a stay, require prior written host approval and may involve additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $75.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original dates may still be used provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire.
