House rules

The primary renter must be at least 25 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest’s expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may retain their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The home is not handicap accessible. All bedrooms and both bathrooms are on the main floor. Town is minutes away; biking or driving provides access to local destinations including Three Mile Harbor and Louse Point. Confirm outdoor furniture and equipment availability before booking outside Memorial Day to Labor Day; seasonal preparation typically occurs in late April or early May.
