House rules

Smoking is prohibited inside the home and anywhere on the property. The primary renter must be at least 27 years old. Additional guests require express approval. Events require express approval; events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. Reservations longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use the original dates if payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The home is not handicap accessible. Bedrooms and sleeping areas occupy the main floor and lower level. Nearby beaches include New Suffolk Beach, Nassau Point Beach, Peconic Bay Beach, Southold Town Beach and Cedar Beach in Southold. Outdoor furniture and equipment availability outside Memorial Day to Labor Day should be confirmed before booking; seasonal cleaning and updates typically occur in late April or early May.
