The living room has a gas fireplace and sliding glass doors overlooking the pool. An adjoining dining area and modern kitchen include high-end appliances and a spacious island. A separate media room provides space for movie nights; the finished lower level includes a lounge, queen sleeper sofa and private office. Central air conditioning, heating, Wi-Fi, a washer and dryer, fitness equipment, linens, bath towels, pool/beach towels and a hair dryer are provided. The main-floor primary bedroom has a king bed, TV, closet and ensuite bathroom with double vanities and a walk-in rain shower. Two other main-floor bedrooms have queen beds; one also has a full-sized crib. They share a hall bathroom with a shower/tub combination. The lower-level bedroom has two bunk beds, and the office provides an additional sofa-bed sleeping area. Both have access to a Jack-and-Jill bathroom with a shower. All four bedrooms and the office have air conditioning. The fully fenced backyard includes a private heated, fenced pool, bluestone patio, chaise loungers, outdoor dining deck, gas barbecue and outdoor shower. Outdoor furniture and equipment availability outside Memorial Day to Labor Day should be confirmed before booking; seasonal cleaning and updates typically occur in late April or early May. Smoking is prohibited inside the home and anywhere on the property. The primary renter must be at least 27 years old. Additional guests require express approval. Events require express approval; events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. Reservations longer than seven nights require one cleaning per week at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may use the original dates if payments are current and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
