House rules

The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. The fireplace is inoperable and must not be used; guests may be liable for resulting damage. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. After cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, use of the original dates remains possible subject to the payment schedule and written notice to Marquis at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.

Getting there

Atlantic Beach in Amagansett is 1.5 miles away; the bay is 0.9 miles away. Indian Wells Beach and Atlantic Avenue Beach are a short drive or bicycle ride away. Restaurants, bars and shops are about one mile away. The property is not handicap accessible. Outdoor furniture and equipment availability should be confirmed for stays outside Memorial Day to Labor Day; outdoor furniture has been put away as of October 15.
