# Cross Garden Oasis Amagansett, NY, United States (general area) ## About the house Cross Garden Oasis accommodates up to seven guests in a roughly 1,950-square-foot home on a gated, fenced 1.5-acre property with mature trees and a large flat backyard. The private heated saltwater pool is fenced and sits beside a wooden sundeck with loungers. Outdoor spaces include a patio, dining area, covered lounge, a lit 13-by-13 gazebo seating seven, and an outdoor kitchen with a grill, refrigerator and one burner. Bicycles, games and puzzles are available. The living room has sofas, a flat-screen television and sliding glass doors opening onto the deck. The formal dining room seats eight, and the breakfast nook seats four. The kitchen has appliances, cookware and dishes. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Off-street parking is available. Personal family photographs are displayed on the walls. The main-floor bedroom has a king bed, a twin bed and an ensuite shower bathroom. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. The fireplace is inoperable and must not be used; guests may be liable for resulting damage. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. After cancellation, reopening the dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, use of the original dates remains possible subject to the payment schedule and written notice to Marquis at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
