House rules

The primary renter must be at least 25 years old. Smoking and pets are prohibited. Maximum occupancy is eight; additional persons require express approval. Events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new reservation is collected. If the dates are not rebooked, guests may retain their original stay if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to booking-agreement terms. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

The home has multiple levels and a multi-level deck. East Hampton and Amagansett villages, Three Mile Harbor, and bay and ocean beaches are nearby. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
