# Cozy Retreat in Quogue Quogue, NY, United States (general area) ## About the house The 5,000-square-foot home has an open layout connecting the living room, dining room and equipped kitchen. A wood-burning fireplace anchors the living room, and the finished lower level includes a workout area. Heating, a microwave, an outdoor grill, a patio, linens, bath and pool/beach towels, a hair dryer, an iron and ironing board, and a washer and dryer are provided. An expansive back deck offers multiple seating areas, and the yard covers over an acre. The private all-weather tennis court also has a basketball hoop and pickleball facilities. There is a private heated pool and a hot tub. Outdoor pool and attached hot-tub use is typically seasonal, from Memorial Day to Labor Day; inquire before booking outside that period. Two bedrooms are on the main floor and three are upstairs, including primary suites on both floors. All five bedrooms have air conditioning. Some bedrooms offer direct access to the pool area. The five full bathrooms comprise a main-floor kitchen bathroom with a shower, a main-floor Jack-and-Jill bathroom with a shower/tub combination, a main-floor primary bathroom with a shower/tub combination, an upstairs hallway bathroom with a shower/tub combination, and an upstairs primary bathroom with a shower and tub. The beach, town shopping and restaurants are minutes away. Shops, art galleries, golf courses and the Westhampton Beach Performing Arts Center are nearby. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $165.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool/hot-tub use and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, guests may retain use of the original dates provided the payment schedule is satisfied and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, up to $25,000 of damage protection applies, subject to the booking agreement.
