House rules

The primary renter must be at least 30 years old. Smoking is not permitted. Additional guests require express approval, and a fee of $150.00 per person per night may be required. Events require express approval, and a $2,000.00 event fee may be required. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. One dog weighing 25 lbs or less is permitted for $500.00 per booking. Larger dogs, multiple dogs and other pets require express approval; the fee schedule lists $500 per dog per booking. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. One light cleaning per eight nights booked and an end-of-stay cleaning are included; additional cleaning is available at the guest’s expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, guests may use their original dates provided scheduled payments have been made and written notice is given at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Foster Memorial Town Beach is a 10-minute walk away; Haven’s Beach is a 5-minute drive away. The home is not handicap accessible and is not suitable for unrelated guests. Outdoor furniture and equipment outside Memorial Day to Labor Day require advance confirmation; spring cleaning and updates typically occur in late April or early May.
