This approximately 2,800-square-foot shingled postmodern house has hardwood floors, a screened-in porch, a large backyard deck and landscaped grounds. Living spaces include comfortable seating, a flat-screen TV and a usable fireplace. An outdoor grill is available.

The wood-paneled eat-in kitchen has ample preparation space, a refrigerator, pots and pans, and a table seating four. A separate formal dining room seats six. Bed linens, bath towels, a hair dryer, hot water, a washer and a dryer are provided. Amenities also include Wi-Fi, a laptop-friendly workspace, a private entrance, smoke and carbon monoxide detectors, and air conditioning.

The upstairs primary bedroom has a king bed, air conditioning, an ensuite bathroom, a TV and a closet. The main-floor second bedroom has a queen bed, air conditioning, an ensuite bathroom and a closet. The upstairs third bedroom has a queen bed, and the fourth bedroom has two twin beds. The house accommodates up to six guests.

The homeowner manages property preparation, arrival coordination, on-the-ground operations and guest communication after booking. A StayMarquis Guest Experience Manager can help facilitate requests such as grocery shopping or arranging a private chef.

The house is close to Southampton village shops and restaurants and nearby beaches including Towd Point Beach. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Pets, additional persons and events are prohibited unless express approval is provided. Events, commercial activities and other nontraditional uses, including rotating guest groups during one stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not allowed.

Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $60.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins.

Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, damage protection of up to $25,000 applies, with coverage details in the booking agreement.

The owner may need to show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.
