# Country Estate Oasis Southampton, NY, United States (general area) ## About the house Country Estate Oasis has a traditional floor plan with multiple living rooms and dens, fireplaces, a formal dining room and an equipped chef’s kitchen. Brick and wood accents, curated furnishings, large windows and sliding glass doors connect the common areas with the back deck. A recreation room has a pool table. Wi-Fi, central air conditioning, heating, a washer and dryer are available. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. The main-floor primary bedroom has a king bed, an ensuite shower bathroom, streaming TV and a walk-in closet. Upstairs, Bedroom 1 has a queen bed, an ensuite shower bathroom and streaming TV. Bedroom 3 has a queen bed, an ensuite bathroom with a shower/tub combination, streaming TV, a walk-in closet and a balcony/deck. Bedroom 4 has a king bed, an ensuite bathroom with a shower/tub combination, streaming TV, a standard closet and a balcony/deck. All four bedrooms have air conditioning. Outside are a fully fenced backyard, a private heated pool with chaise lounges, an outdoor dining area, a gas barbecue and a private basketball court. Three guest bedrooms are on the second floor; the primary bedroom is on the main floor. Inquire before booking outside Memorial Day through Labor Day about pool availability and outdoor furniture and equipment. Seasonal spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Events are prohibited without express approval. Events, commercial activities, rotating groups of guests and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval. A dog approval fee of $250 per dog per booking applies; additional fees and/or a security deposit may also be required. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Utilities are included, but guests are responsible for excessive usage. A refundable cash security deposit of 10% is required, with a separate owner–guest Security Deposit Agreement signed before check-in. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates; reopening is at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange showings during reasonable daytime hours. ## Property questions ## Is the pool fenced?
