Two bedrooms have ensuite bathrooms. There are three full bathrooms, two renovated, with a separate shower and tub, a shower, and a shower/tub combination respectively. The living room has high ceilings, hardwood floors, skylights, a Steinway piano and glass doors to the backyard. A separate den provides another sitting area. The Poggenpol kitchen has a large island, Miele appliances and gas cooking; additional equipment includes an oven, refrigerator, wine fridge, ice maker, dishwasher, microwave, toaster, blender, cookware and tableware. The breakfast area extends outdoors. Outdoor spaces include a Zen garden, an uncovered deck/patio, dining and lounge areas, four lounge chairs, a gas fire pit, a Weber gas grill and a hot-and-cold outdoor shower. The private freshwater pool is heated and surrounded by a wood deck. A hot tub, tennis rackets and balls, and three beach chairs are available. The yard is fenced. A Sonos sound system, heating, central air conditioning, Wi-Fi, washer, dryer, linens, bath towels and pool/beach towels are provided. Fitness equipment is also available. Bedroom 1 has a TV. The home is located between East Hampton and Sag Harbor. East Hampton beaches are 10 minutes away. Nearby outings include Wolffer Estate Vineyard and Channing Daughters Winery. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 40 years old. Pets, smoking and events are prohibited. Additional persons require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If a cancellation is rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. Reopening dates is at the owner's discretion. If no replacement reservation is made, guests may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with efforts to provide advance notice and schedule them during reasonable daytime hours.
