## About the house

The cottage has a single-level layout with a living-dining room in a winter garden, a furnished kitchen, three double bedrooms and a double sofa bed in the living room. Two bedrooms have en-suite bathrooms, and all rooms have direct garden access through French windows. Outside are a gazebo, barbecue, wood oven, swimming pool, heated hydromassage tub and wooden sauna. The cottage was renovated in 2022.

The property is about 3.5 km from Civitella Marittima. Access includes 300 m of unpaved road. Marina di Grosseto beach is 40 km away. Civitella Marittima shops and services are 6 km away, and the Roccastrada train station is 6 km away.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms.
