## About the house

The cottage accommodates four guests and has beach-chic and nautical décor, whitewashed walls and large windows. Its layout includes a living room, an eat-in kitchen, two bedrooms and one full bathroom. Bedroom 1 has a king bed, air conditioning and a closet; Bedroom 2 has two twin/single beds and air conditioning.

A patio overlooks the water. Central air conditioning, heating, a fireplace, Wi-Fi, a television, a microwave, an outdoor grill, a washer and dryer are available. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. There is no pool or hot tub.

The homeowner manages on-the-ground operations and guest communication after booking confirmation. Outdoor furniture and equipment may be seasonal; for stays outside Memorial Day to Labor Day, inquire about availability before booking.

The cottage is canal-front, close to Westhampton beaches and town, and minutes from Westhampton Beach and the ocean. It is not handicap accessible and is not suitable for multiple families or children aged four and under.

The primary renter must be at least 21 years old. No additional people beyond the maximum occupancy of four are permitted. Smoking is not allowed. Events require express approval; events, commercial activities, other non-traditional uses and rotating groups of guests require prior written host approval and may incur additional fees and/or an increased security deposit.

Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.

Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts.

In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.
