The cottage occupies two levels and has a living area with a kitchen, dining table, sofa bed, TV and thermo-fireplace. The property has terraced grounds, outdoor paths, steps and natural level changes. The swimming pool is on a lower level and is reached by a sloping path with natural stone steps. The cottage is about 526 metres above sea level and the park covers approximately 2,000 square metres within a larger property of about two hectares.

The above-ground pool is approximately 30 metres from the cottage on steeply sloping terrain. It measures 6.40 by 3.40 metres, has a constant depth of 1.20 metres, a wooden ladder, internal lighting and chlorine purification. It is available from the last Saturday in April to the first Saturday in October.

The property is in Castelnuovo Berardenga in the Sienese Chianti region. Access includes 1.5 km of unpaved road, with the final 300 metres very steep and winding. The entrance is reached from the park at the end of a steep slope. The pool is approximately 30 metres from the house on steeply sloping terrain and is reached by natural stone steps. San Gusmè is 6 km away and Castelnuovo Berardenga is 11 km away.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization. The maximum occupancy is six guests, including the double sofa bed. Services at the villa may be provided only by official Emma Villas chefs and suppliers. The property is not certified for reduced-mobility access and may be less suitable for guests with reduced mobility or families with very young children.
