## About the house

Expansive decks overlook the Smoky Mountains and include seating, a BBQ grill, a firepit and a private hot tub. Inside, natural wood finishes and a fireplace frame the living space. The full kitchen supports group meals, and the dining table seats eight. A dedicated game room has a pool table and arcade games.

The primary bedroom has a king bed, the second bedroom has a queen bed and TV, and the third has two queen beds and TV. Linens, towels, pillows and comforters are provided, with linens available for additional sleeping arrangements. There are two full bathrooms: one with a walk-in shower and one with a shower/tub combination. A Pack'n'Play is provided.

The home is in Cobbly Nob Resort on Bent Creek Golf Course, with access to three shared seasonal outdoor resort pools and nearby golf. The Greenbrier and Cosby areas of Great Smoky Mountains National Park are nearby; downtown Gatlinburg is about 20–25 minutes away. Air conditioning, heating, Wi-Fi, a washer and dryer, and free private driveway parking are available. Guests can self-check in using a keypad.

The booking guest must be at least 21. Maximum occupancy is 10, including two additional guests beyond the standard bed sleeping arrangements. All infants, children and visitors count toward total occupancy, which must not be exceeded at any time. Pets are prohibited; undisclosed pets brought without approval incur a $500 fine per pet. Smoking is prohibited; violations incur a $500 additional cleaning and related-cost fee, plus responsibility for smoking damage beyond that fee. Be considerate of neighbors and noise levels; noise violations may result in fines. Speakers and sound systems are not provided. Bookings over 30 days require a security deposit charged after booking.
