House rules

Maximum occupancy is 12; no additional guests are permitted. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. One dog of 30 lbs or less is permitted for $250.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $165.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest’s expense. Reservations require approval and a separate booking agreement signed by both parties before confirmation. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by both parties before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. The owner may show the home to prospective renters or buyers. Advance notice and reasonable daytime scheduling will be sought.

Getting there

The home is perched on a hill in Amagansett, between East Hampton and Montauk. The ocean is one-third of a mile away and the beach is one-eighth of a mile away. Indian Wells, Atlantic Ave and Napeague beaches, village shops and farmers markets are minutes away. Not suitable for children aged 4 and under. Not handicap accessible. Outside Memorial Day to Labor Day, confirm outdoor furniture and equipment availability before booking; spring cleaning and updates typically take place in late April or early May.
