# Cliff Watch Wonder Amagansett, NY, United States (general area) ## About the house Designed by Francis Fleetwood and built in 2016, this approximately 4,200-square-foot home has an open main-level floor plan, floor-to-ceiling windows and indoor/outdoor living areas. The chef’s kitchen includes a center island with seating, a separate breakfast area and access to the expansive deck, along with a stove, oven, refrigerator, dishwasher, microwave, blender, cookware and tableware. A lower-level recreation area provides additional gathering space. Four bedrooms are on the second floor and two are on the lower level. All six have air conditioning and televisions. The primary suite has treetop and water views, a walk-in closet and an ensuite bathroom with a deep soaking tub and separate shower. There are five full bathrooms and a main-floor half bathroom. Bed linens, bath essentials and pool/beach towels are provided. The outdoor area has dune and ocean views, an uncovered deck, four lounge chairs, a table with chairs and umbrella, a gas grill, a wood-burning fire pit, a private heated outdoor pool and an attached hot tub. Entertainment includes eight Apple-TV televisions, surround-sound cinema in the living room and a Sonos system throughout the home and backyard pool area. StayMarquis manages the guest experience, with a dedicated Guest Experience Manager and 24/7 support. Assistance can include arranging grocery shopping or a private chef. For energy conservation, the pool heater may operate only from 8am to 6pm. The home is perched on a hill in Amagansett, between East Hampton and Montauk. The ocean is one-third of a mile away and the beach is one-eighth of a mile away. Indian Wells, Atlantic Ave and Napeague beaches, village shops and farmers markets are minutes away. Not suitable for children aged 4 and under. Not handicap accessible. Outside Memorial Day to Labor Day, confirm outdoor furniture and equipment availability before booking; spring cleaning and updates typically take place in late April or early May. Maximum occupancy is 12; no additional guests are permitted. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. One dog of 30 lbs or less is permitted for $250.00 per booking; larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $165.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest’s expense. Reservations require approval and a separate booking agreement signed by both parties before confirmation. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by both parties before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. The owner may show the home to prospective renters or buyers. Advance notice and reasonable daytime scheduling will be sought. ## Property questions ## When can the pool and hot tub be used?
