# Cliff Beach House Amagansett, NY, United States (general area) ## About the house The home has several living spaces across its floors, furnished with couches and armchairs. The kitchen has granite countertops, an island, stainless steel appliances and cabinet storage, together with a stove, oven, refrigerator, ice maker, dishwasher, microwave, coffee pot, toaster, blender, cookware and tableware. Outdoor facilities include an uncovered back deck and patio, outdoor dining furniture, two lounge chairs, a gas grill, a balcony and a hot-and-cold outdoor shower. Four adult beach-cruiser bicycles, four beach chairs, a beach umbrella, beach toys and a cooler are provided. Two bedrooms are on the main floor and four are upstairs. The main-floor rooms have a twin bed and a queen bed respectively; the queen room has an ensuite. Upstairs are a queen room, a room with a queen and twin bed, a room with a child bed and crib, and a queen room with an ensuite. Every bedroom has air conditioning and a closet. There are four full bathrooms: two main-floor bathrooms with showers, and two upstairs bathrooms, one with a shower/tub combination and one with a shower. Facilities include central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, a washer and dryer, a stationary bike, stereo speakers, cable and smart television, bed linens, bath and beach towels, a hair dryer and ironing equipment. The primary renter must be at least 30 years old. No additional people beyond the maximum occupancy of eight are permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement.
