# Clearwater Beach Retreat East Hampton, NY, United States (general area) ## About the house The house has hardwood floors, a living room with a fireplace, a family room with a fireplace and TV, and a dining area. The equipped kitchen has stainless steel appliances, a stove, oven, refrigerator, dishwasher, microwave, pot and Nespresso coffee makers, toaster, blender, cookware, dishes and silverware, plus a bar cart. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath towels and an iron with ironing board are provided. All three bedrooms are on the first/main floor of the main house. Two bedrooms each have a queen bed, air conditioning, cable TV and a closet; the third has two twin/single beds, air conditioning and a closet. Both full bathrooms are on the first/main floor: one has a shower and tub, and the other has a shower. Outdoor facilities include a large covered deck/patio, an oversized backyard, three lounge chairs, a table with chairs and umbrella, a gas grill and a hot-and-cold outdoor shower. Three adult bicycles and four beach chairs are provided. There is parking and a one-car garage. Indoor entertainment includes cable and smart TV and a stereo speaker system. Smoke and carbon monoxide detectors are provided. There is no pool or hot tub, and no crib is provided. Children are welcome. The homeowner manages on-the-ground operations and guest communication after booking confirmation. The house is in the private Clearwater Beach community, close to bay beaches; Clearwater private beach is nearby. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited. Any proposed event, commercial activity or non-traditional use, including rotating groups during the same stay, requires prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $45.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original reservation provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.
