The flat has south-facing views over Bruntsfield Links and a shared leafy back garden looking towards Arthur’s Seat. The living and dining room has original cornicing, high ceilings, bay windows overlooking the park, two large sofas, a TV, board games, original artwork and a generous dining table. The fully equipped kitchen has an additional dining table, a microwave and a washing machine.

Four bedrooms have double beds, with antique storage furniture and vintage details. The compact fifth bedroom has a mezzanine-style bed and a single trundle bed; its lower ceilings make it best suited to children or teenagers. Both bathrooms have walk-in showers; the second has wood panelling and a black-and-white chequered floor. The flat accommodates up to 11 guests.

The home is professionally cleaned and supplied with hotel-quality bed linen and towels. Wi-Fi and 24/7 guest support are available, and arrival is by self-check-in. The stay is fully self-catered: cooking basics and toiletries may be provided, but their availability is not guaranteed. Golf clubs are available in the flat for use at the nearby Bruntsfield Links pitch-and-putt course.

Morningside is a five-minute walk away. The University and city centre are a 10–15-minute walk across the Meadows, and the city centre is also a five-minute bus ride away. Local shops, supermarkets, cafés, bars and restaurants are nearby.
