The equipped kitchen includes an island, barstools, a window bench, stove, oven, refrigerator, dishwasher, microwave, cookware, dishes and silverware. Dining spaces include the indoor dining room, screened porch and patio beneath a vine-covered pergola. All three bedrooms are on the main floor. Bedroom 1 has a queen bed, closet and ensuite bathroom; Bedroom 2 has a bunk bed and closet; Bedroom 3 has a queen bed and closet. There are two full shower bathrooms on the main floor and a third on the lower level. The main- and lower-level bathrooms have been renovated. The office/lounge has closing doors. The landscaped yard includes a private heated outdoor gunite pool, three lounge chairs, patio furniture, a wood-burning fire pit, gas and charcoal grilling facilities, a swing set and a ping-pong table. An outdoor shower supplies hot and cold water. Beach equipment includes four beach chairs, an umbrella, cooler and paddle board. The yard is fenced. Central air conditioning, heating, Wi-Fi, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. The home has a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $85.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Guests must obtain additional renters insurance or name the property and owner as additional insured on an existing homeowners or renters policy. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. Marquis may try to arrange rebooking if the owner agrees to reopen the dates. If the original dates are rebooked at the same or a higher price and replacement payment is collected in full, a refund is issued less a penalty of 20% of the total reservation amount. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule during reasonable daytime hours.
