# Chic Hamptons Oasis East Hampton, NY, United States (general area) ## About the house This approximately 1,600-square-foot home accommodates up to five guests across three bedrooms and 2.5 bathrooms. An open-plan living and dining area connects to a fully equipped kitchen and the back deck through large windows and glass doors. The kitchen includes a refrigerator, oven, stove, microwave, dishwasher, toaster, ice maker, cookware, dishes and silverware. The main-floor primary bedroom has a king bed, ensuite bathroom with shower, streaming TV and standard closet. Upstairs, one bedroom has a queen bed, streaming TV and standard closet; the other has a double/full bed and streaming TV. These bedrooms share the upstairs hall bathroom with shower. A powder room is on the main floor. Outdoor facilities include an uncovered paved sundeck with loungers, patio dining furniture and umbrella, a gas grill, a fire pit and a hot-and-cold outdoor shower. The lower level has a gym with a stationary bike and a recreation area with a ping-pong table. Other facilities include a wood-burning fireplace, central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer, and free parking. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Sammy’s Beach on Gardiners Bay and Atlantic Ocean beaches are a short drive away. East Hampton offers restaurants, shops, art galleries and cafés. The homeowner manages on-site operations and guest communication after booking confirmation through the Elite program. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; inquire before booking. Maximum occupancy is five; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Utilities are included, but guests are responsible for excessive usage. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. ## Property questions ## What is the cancellation policy? Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates; reopening is the owner’s decision. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If the dates are not rebooked, guests may use their original reservation if scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins. ## Is a security deposit required? In lieu of a security deposit, the property has up to $25,000 of damage protection. Coverage details are provided in the booking agreement. ## How can the reservation balance be paid? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire.
