Open living spaces connect the living room, dining area and equipped kitchen. The living room has a wood-burning fireplace and big-screen TV; a piano, multiple sitting areas, meditation room, dedicated office and Peloton provide additional spaces for recreation and work. Heating, a microwave, outdoor grill, washer and dryer are available. Bed linens, bath towels, pool/beach towels, a hair dryer and hot water are provided. The primary bedroom is on the second floor and has a queen bed, air conditioning, a full ensuite bathroom, streaming TV and standard closet. The main-floor second bedroom has a king bed, air conditioning, a full ensuite bathroom and standard closet. The third guest bedroom is on the main floor with a queen bed and air conditioning. The three bathroom arrangements include a second-floor full bathroom with shower, a kitchen-hallway full bathroom with shower/tub combination, and a main-floor guest full bathroom with tub. Outdoors, an expansive deck provides dining and multiple sitting areas beside the private pool. There is a lawn and fenced backyard; the pool itself is not fenced. The home is close to the beach and centrally located for East Hampton, Wainscott and Sag Harbor. The homeowner manages on-the-ground operations and guest communication after booking confirmation. It is not suitable for multiple families or unrelated guests. The primary bedroom is on the second floor. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Additional persons require express approval. Smoking is not allowed. Events are prohibited; any proposed events, commercial activities, non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. Unless otherwise stated, payments are non-refundable. If the guest cancels, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If the property is not rebooked, the guest may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime showings. ## Property questions ## Is the pool fenced?
