House rules

The primary renter must be at least 28 years old. Maximum occupancy is 12, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating group of guests requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

The home is less than a mile from East Hampton Village amenities and East Hampton's ocean beaches. Main Beach is nearby. The property is not handicap accessible and is not suitable for unrelated guests. Outdoor furniture and equipment may be seasonal; inquire before booking outside Memorial Day to Labor Day, as spring cleaning and updates typically take place in late April or early May.
