# Cedar Spectacular East Hampton, NY, United States (general area) ## About the house Renovated in summer 2019, this approximately 4,000-square-foot home sits at the end of a quiet cul-de-sac backing onto undeveloped land. The eat-in chef's kitchen adjoins the dining area and living room, which has a wood-burning fireplace. French doors open onto the back deck and private landscaped backyard. Four bedrooms are on the main floor. The primary king suite is set down the hall away from the rest of the house and has an ensuite bathroom, TV and walk-in closet. A second queen bedroom also has an ensuite bathroom. Two more queen bedrooms share a hall bathroom and have balcony/deck access; one has a TV. The finished lower level has 10-foot ceilings, a bedroom with one bunk bed and one double/full bed, another queen bedroom and a full bathroom. All six bedrooms have air conditioning. Outdoor facilities include an uncovered dining deck, lounge chairs, a gas grill, a wood-burning fire pit, a fenced backyard and an outdoor shower with hot and cold water. Beach equipment includes eight beach chairs, a beach umbrella, paddle boards and beach towels. Indoors, amenities include central air conditioning, heating, a washer and dryer, a fully equipped kitchen, a wine fridge, an ice maker, a game room, a pool table, cable and smart TVs, and a Sonos speaker system. Bed linens, bath towels, a hair dryer and ironing equipment are provided. The home is less than a mile from East Hampton Village amenities, including restaurants, shops and transportation, as well as East Hampton's ocean beaches. The primary renter must be at least 28 years old. Maximum occupancy is 12, with no additional persons permitted. Pets and smoking are prohibited. Events are prohibited; any proposed event, commercial activity, other non-traditional use or rotating group of guests requires prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
