Heating, Wi-Fi, television, a washer and dryer, linens, bath towels and pool/beach towels are provided. The upstairs primary bedroom has a king bed, closet, private balcony and staircase to the pool. Its full ensuite bathroom has a shower and tub. The second upstairs bedroom overlooks the pool and has two single beds that can be configured as a king, a desk, closet, balcony access and a half ensuite bathroom. The main-floor bedroom has a king bed, closet, deck access and a full Jack-and-Jill ensuite bathroom with a shower. A high chair and queen-size air mattress are available. No additional persons beyond the maximum occupancy of six are permitted. Smoking is not allowed. Pets require advance owner approval and may incur additional fees and/or a security deposit. Events are prohibited under the events policy; reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval and may involve additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $104.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Inquire before booking about pool availability outside Memorial Day–Labor Day and about outdoor furniture and equipment for off-season stays. Spring cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in accidental-damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
