# Cedar Point Pristine East Hampton, NY, United States (general area) ## About the house The house accommodates up to 10 guests across four bedrooms and an additional office sleeping space. An open layout connects naturally lit living areas with an outdoor deck. The living room has a large-screen TV, and a separate lower-level sitting area has a flat-screen TV and access to the pool area. The equipped kitchen includes an island with stools and a microwave. Outside are a private pool, an uncovered deck/patio, balconies, six lounge chairs, patio furniture with an umbrella, a gas barbecue and a wood-burning fire pit. Beach chairs, a beach umbrella and a cooler are provided. Gardiners Bay views are available from the living-room and office balconies and the primary bathroom. The second-floor primary bedroom has a king bed, air conditioning, an ensuite bathroom, TV and closet. Two first-floor guest bedrooms each have a queen bed, air conditioning, a closet and access to a shared Jack-and-Jill ensuite bathroom. A fourth bedroom has two twin beds, air conditioning and a closet. The office provides a sofa bed and air conditioning. Bathrooms comprise three full bathrooms and one half bathroom; the second-floor full bathroom has a shower and tub. Bed linens, bath towels, pool/beach towels, heating, hot water, an iron and ironing board, a washer and dryer are provided. One light cleaning per eight nights booked and an end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Ocean beaches including Two Mile Hollow, Indian Wells and Main are 8–9 miles away, and Montauk beaches are 20 miles away. Cedar Point Park is 1 mile away and Sag Harbor is 8 miles away. The property is not handicap accessible. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 25 years old. Maximum occupancy is 10. Additional guests require express approval. Pets and smoking are prohibited. Events are prohibited under the standard policy; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval, and additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. On cancellation, Marquis will make best efforts to arrange reopening and rebooking of the dates, subject to the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less 20% of the total original reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided required payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
