The property is in Campagnatico. Campagnatico is 6 km away, Grosseto is 26 km away, Marina di Grosseto is 45 km away and Castiglione della Pescaia is 47 km away. Access includes 1 km of unpaved road in good condition. The villa has internal and external staircases and is not certified for reduced-mobility access.

Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Pets are permitted, with mandatory extra cleaning in case of animals. Heating is available on request from November to April for €40 per day. Services at the villa may be provided only by official Emma Villas chefs and suppliers.
