The house and grounds have stairs and steps; the covered parking area is accessed via steps and travertine paving, and the pool is reached from the portico or pergola by going down two steps. Beaches include Albinia/Giannella at 30 km, Capalbio at 35 km, Ansedonia at 38 km, Feniglia at 40 km and Argentario at 46 km.

The property is for lease only. The grounds are not fenced. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Services at the villa may be provided only by official Emma Villas chefs and suppliers; unauthorized chefs and suppliers are not permitted.
