# Casa Xolo Tulum, Quintana Roo, Mexico (general area) ## About the house The estate has a private tennis court, a 75-foot pool, a private gym, pink table tennis, a kitchen and bar, and living and entertaining areas. Seven bedrooms contain nine beds: Verde Terrace, Cathedral Sage, Stone Garden and Midnight Stone each have a king bed; Rosa has two double beds; Voltaire has two queen beds; and Diana Kennedy has a queen bed. Staff and a 24/7 concierge are included. The villa is professionally cleaned and prepared before arrival. Mid-stay housekeeping, private chefs, in-villa spa treatments, airport transfers, yacht outings and cenote trips can be arranged on request. Concierge-arranged services are provided by independent third parties under their own terms. The estate stands alone in a jungle setting. Nothing is walkable; town and the beach are a 15–18 minute drive away, and Gran Cenote is a 10-minute drive away. Private drivers can be arranged through the concierge. Children must be supervised by adults at all times. Violations may result in termination of the stay without refund. A refundable USD $1,500 security deposit is held approximately 48 hours before check-in and released within 7 days after checkout, less deductions for damage, missing items, extra cleaning, smoking remediation or rule violations. Guests remain responsible for damages exceeding the deposit. Free cancellation is available within 48 hours of booking when check-in is at least 30 days away. Thereafter, cancellation at least 30 days before check-in receives a 50% refund of the nightly total. Cancellations within 30 days, no-shows, late arrivals, early departures and reductions in nights or guests are non-refundable. The cleaning fee is refunded for cancellations before check-in day. Refunds are processed to the original card within 10 business days. No refund or compensation is due for circumstances beyond reasonable control, including weather, hurricanes, sargassum, utility or internet interruptions, neighborhood construction noise and governmental actions. Your card is authorized for the full stay total at booking and charged only after SEVA confirms the reservation in writing, usually within hours and always within 48 hours.
