The property is near Cortona. Access includes 1 km of paved, narrow uphill road suitable for one car, followed by a narrow curve along the hillside to the parking area. The garden pedestrian gate has four steps. The pool is 20 m from the house and can be reached by a grassy path or 18 steps. The Tyrrhenian Sea beaches listed are 143 km or more away.

The property is for lease only. Parties, events and visitors exceeding the maximum of 8 guests are forbidden without prior written authorization. Pets are allowed, with mandatory extra cleaning in case of animals. The property is not fenced.
