## About the house

The property has two independent apartments that do not communicate internally. It has six bedrooms, two fully equipped kitchens, large living areas, a 3,500 sq m park, a panoramic pergola and an outdoor swimming pool. Apartment 1 has two double bedrooms, a single bedroom with a 110 cm wide bed, a bathroom with bathtub and a bathroom with shower. Apartment 2 has two double bedrooms, a twin bedroom and two bathrooms with shower. A double sofa bed is located in the loft of Apartment 2.

The pool is behind the house, less than 10 m away. It measures 10 x 5 m, has a depth ranging from a few centimetres to 1.5 m, a sloping entrance, salt purification and a surrounding sunbathing area with sunbeds and deck chairs. It is open from the last Saturday in April until the first Saturday in October.

The property is about 31 km from the Adriatic Sea and about a half-hour drive from Fano. Access includes 500 m of unpaved road in good condition. Montefelcino is 3.5 km away, and the railway station and motorway exit are about 30 km away.

This is a private structure available for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Pets are allowed, with mandatory extra cleaning in case of animals. Heating costs €50 per day. Services at the villa may be provided only by official Emma Villas chefs and suppliers.
