## About the house

The house is a renovated 19th-century farmhouse of about 130 square metres, arranged as two non-internally communicating residential units on two floors. It has exposed beams, natural terracotta floors, two kitchens, outdoor dining areas, a garden and a pool. Panicale's cafés, restaurants and supermarkets are about 200 metres away, and Lake Trasimeno is about 10 minutes away.

Panicale is about 200 metres away, with shops and services. Lake Trasimeno is about 10 minutes away. The access road is paved but narrow up to the gate. The property is on sloping, hilly terrain; the ground-floor portico is reached by steps or a paved path. Two uncovered parking spaces are available within the property.

The property is for private lease. Parties, events and visitors exceeding the maximum guest limit of six are forbidden without prior written authorization and agreed terms. Only small pets are permitted. The property is not certified for reduced-mobility access.
