House rules

This is a private lease-only property. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorization and agreed terms. Services at the villa may be provided exclusively by official Emma Villas chefs and suppliers. The property is fenced and pets are allowed; mandatory extra cleaning applies in case of animals.

Getting there

The property is just outside Orciano Pisano. The Tyrrhenian Sea is 18 km away; the beaches of Castiglioncello and Rosignano are less than 30 minutes away by car. Access includes 900 m of unpaved road. The garden follows the slope of the land, and the pool is higher than the villa and can be reached via the lawn or stone steps. Parking is inside the property.
