The kitchen includes a breakfast bar. Four bedrooms contain six beds in total, with 4.5 bathrooms. The named bedrooms are Library King, Palm Garden Duo, Canopy Duo with a jungle view, and Cedar King; Library King and Cedar King each have a king bed. Bathroom features include a stone tub, carved stone basins and a rain shower. A private staircase leads from a bedroom directly down to the cenote within the Adora complex. The complex also has a community pool, spa, restaurant and bicycle rentals. Casa Adora sits roughly midway between Tulum town and the beaches. SEVA manages the villa, with 24/7 concierge service included. The villa is professionally cleaned and prepared before arrival. Children must be supervised by adults at all times around the pools, terraces and other facilities. Maximum 12 overnight guests, all registered by name. No unregistered visitors after 22:00. Quiet hours are 22:00–08:00. No indoor smoking; smoking remediation may be deducted from the deposit. Events or parties require prior written approval and an event fee. Pets require prior written approval. Rule violations may result in immediate termination without refund. Minimum stay is 1–5 nights depending on dates. A refundable USD $500 security deposit is held approximately 48 hours before check-in and released within 7 days after checkout, less deductions for damage, missing items, extra cleaning, smoking remediation or rule violations. Guests remain responsible for damage exceeding the deposit. The card is authorized at booking and charged only after SEVA confirms the reservation in writing, usually within hours and always within 48 hours. If the reservation cannot be confirmed, the hold is released in full. A reservation exists only upon written confirmation. Cancellation is free within 48 hours of booking when check-in is at least 30 days away. Thereafter, cancellation at least 30 days before check-in receives a 50% refund of the nightly total. Cancellations within 30 days, no-shows, late arrivals, early departures and reductions in nights or guests are non-refundable. The cleaning fee is refunded for cancellation before check-in day; refunds are processed to the original card within 10 business days. No refund or compensation is due for circumstances beyond the operator’s control, including weather, hurricanes, sargassum, utility or internet interruptions, neighborhood construction and governmental actions.
