## About the house

The home sleeps up to 12 guests in three bedrooms. Two bedrooms have king beds, attached bathrooms and private balconies; the third has two queen-over-queen bunk beds. A private hot tub, BBQ grill and outdoor seating are available. Inside are a fully equipped kitchen, indoor fire table, shuffleboard, ping pong, basketball shoot-out, Nintendo Switch, board and card games, and smart TVs. A Pack 'n Play, dryer, ceiling fans, private entrance and pickleball paddles are provided. The kitchen includes an air fryer, coffee makers and cookware; BBQ utensils and a grill brush are available. The neighboring Sundance Edge unit can be reserved separately. A carbon monoxide detector is provided. Guests receive local discounts, including Crush Golf + Grill, Jellystone Park, Tuacahn Amphitheater, Pizza Factory, Café Sabor and ATV and bike rentals; codes arrive within 48 hours of booking. Concierge assistance can arrange golf tee times, private chefs and in-home massages.

Guests have access to the shared Pecan Valley Resort water amenities, including a wave pool, lazy river, waterslides and pool. Up to 12 complimentary wristbands per day are available at the front desk; a waiver is required. Additional wristbands may be purchased at a 15% discount for vacation-rental guests. Access is optional. September 8–October 31: the beach house and waterpark are open only to in-house guests, 10:00–19:00; surf and the big slides require one day's advance notice. November 1 through Spring Break season: the beach house is open only to in-house guests, 10:00–18:00, with hot tubs available in the waterpark. Hours, availability and access are managed by the HOA and may change without notice. The home also has a separate private hot tub. The seasonal schedule gives no year or exact Spring Break end date; confirm current availability and hours.

There are no bedrooms on the main floor. Parking is limited to two designated driveway spaces. Ongoing construction is close to the home in the Pecan Valley community. Sand Hollow is 3 miles away; Zion National Park is 33 miles away; Tuacahn Amphitheatre is 25 miles away; STG Airport is 17 miles away; Crush Golf + Grill is 22 miles away; Red Cliffs Mall is 15 miles away; Jellystone Adventure Park is 2 miles away.

Pets are not allowed. Use only designated, completed roads and pathways and stay clear of active construction. A waiver is required for resort wristbands. Surf and the big slides require one day's advance notice during September 8–October 31.
