The primary suite has a king bed, closet and fireplace, plus an ensuite bathroom with a custom glass shower and Jacuzzi tub. The other bedrooms have two twin beds, one queen bed and one queen bed. A second full bathroom has a shower/tub combination; there is also a third full bathroom and an outdoor shower. The open eat-in kitchen includes a refrigerator, stove, oven, dishwasher, microwave, toaster, cookware and tableware. The living room has a brick fireplace. Bed linens, bath towels, heating, hot water, air conditioning, Wi-Fi, a laptop-friendly workspace, washer and dryer are provided. The back patio has a grill and outdoor dining furniture. Outdoor facilities include lounge chairs, a wood-burning fire pit, bicycles, a private heated outdoor saline pool and a hot tub within a fenced area. Bay beaches are nearby, and the restaurants and shops of East Hampton and Amagansett and ocean beaches are a short drive away. Bay beaches are nearby; ocean beaches and the restaurants and shops of East Hampton and Amagansett are a short drive away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Pets are prohibited unless express approval is provided. Reservations require approval before confirmation. Smoking is not allowed. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to arrange reopening of the dates at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation. If no replacement reservation is made, the original dates may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.
