# Brushy Neck Beauty Westhampton, NY, United States (general area) ## About the house This approximately 4,000-square-foot shingle-style home sits on 1.5 acres and has an open main level, hardwood floors, cathedral ceilings, a living room with a fireplace, a family room and a finished basement. Large glass doors connect the main level to the rear deck. The kitchen has granite countertops, stainless steel appliances, a microwave and cooking essentials, with a breakfast nook and a formal dining room seating six. Five air-conditioned bedrooms each have a full ensuite bathroom, a TV and closet space. Two are primary suites, one downstairs and one upstairs. The main-floor bathroom has a shower and tub; the upstairs bathrooms include three with showers and one with a shower/tub combination. A separate half bathroom is on the main floor. Bedroom 2 also has an air mattress. Outdoor spaces include a front porch, wraparound deck, patio, multiple lounge and dining areas, a gas grill and a fire pit. The private freshwater gunite in-ground pool is heated and fenced; the backyard itself is not fenced. A hot tub is available year-round. Maximum occupancy is 11. The primary renter must be at least 27 years old. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning for every eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
