Living spaces include a main living room with two sofas and an armchair, a media room/office with a sectional, and a basement lounge with beanbag chairs and a leather couch. The equipped kitchen has stainless steel appliances, a stove, oven, refrigerator, dishwasher, microwave, toaster, cookware and tableware. There is seating at the kitchen island and a dining table for eight that can also be used for working. The home has central air conditioning, heating, a usable fireplace, a washer and dryer, linens, bath towels and pool/beach towels. Two bedrooms are on the main floor and three are upstairs. Bedroom 1 has a king bed, Bedroom 2 a queen bed, and Bedrooms 3–5 each have two twin beds. Bedrooms 1–3 have full ensuite bathrooms. There are four full bathrooms with showers and one half bathroom. Outdoors are a private heated saltwater pool with fencing, four lounge chairs, a covered patio/pavilion with dining furniture and an outdoor fireplace, a gas grill, a hot-and-cold outdoor shower and a fenced backyard. The primary renter must be at least 25 years old. Pets and smoking are prohibited. Additional guests require express approval. Events are prohibited; any proposed event, commercial activity, non-traditional use or rotating guest group requires prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $105.00 per reservation night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no new reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
