The single-floor main house has an open-plan living, dining and kitchen area, two double bedrooms and two bathrooms. A nearby annex has a double sofa bed and bathroom. A separate 60-square-metre wooden outbuilding, about 50 metres from the house, contains a fitness and wellness area with a kitchenette, shower and bathroom. The property includes a five-hectare park, botanical garden, nature trails and outdoor dining areas.

It measures 9 by 4.5 metres, has a constant depth of 1.30 metres, stone steps, internal lighting, sunbeds, a cold-water shower and a poolside service bathroom/dressing room. It is open from the last Saturday in April until the first Saturday of October.

The property is in the municipality of Chiusdino, with Ciciano 250 metres away and Chiusdino 4 km away. The access road includes 150 metres of unpaved road. Parking is within the property. The Tyrrhenian Sea at Follonica is 46 km away and Castiglione della Pescaia is 68 km away.

The property is for lease only. A small annex inside the property is occasionally used discreetly by the owner. Entry to the tree house is allowed only when accompanied by the owner. The property is not certified for reduced-mobility access. The property is not fenced.
