## About the house

The living room has a double sofa bed, armchair, dining table and flat-screen TV, alongside a fully equipped kitchen. It opens onto a covered porch with a table and outdoor chairs and a private garden. Kitchen equipment includes a coffee machine, moka pot, microwave and oven. A washing machine, iron and hairdryer are also provided.

The ground-floor sleeping area has a master bedroom with a double bed, flat-screen TV and wardrobe, and a second bedroom with two single beds and a wardrobe. A shower bathroom is on this level. Stairs lead to a spacious lower-floor room with a double bed, sofa, desk and chair, and table football. A second bathroom on the lower floor has a shower, sink, bidet and WC.

The approximately 30,000-square-metre complex has landscaped grounds, three adult swimming pools with waterfalls, a large jacuzzi and a children's pool. Pools are distributed across different locations and levels. Shared facilities also include three tennis courts that can be used for football, a kiosk/bar, reception and surveillance. Pool access is seasonal and subject to daily opening hours.

Manerba del Garda lies among the Valtenesi hills near Lake Garda. Rocca di Manerba offers walks within the Rocca and Sasso nature reserve. Verona's Villafranca Airport is approximately 45 minutes away by car.

The lower-floor sleeping room and second bathroom are reached by stairs. Verona's Villafranca Airport is approximately 45 minutes away by car.

Pets, smoking, parties and events are not permitted. Arrange arrival with the local team at least 48 hours in advance. Late check-in and check-out are available on request and subject to availability. Arrivals after 20:00 may incur an additional charge from € 20 to € 40. A tourist tax may be required upon arrival or a few days before arrival; the amount varies under local regulations. Shared pool hours are 09:00–13:00 and 15:00–21:00 from 1 June to 30 September; a swimming cap may be required.
