## About the house

The cottage has two main-floor bedrooms, each with a double/full bed and standard closet, plus a single daybed in the main-floor living area. The main-floor full bathroom has a shower. A dining room provides indoor space for meals.

Outdoor facilities include a patio with lounge furniture, a gas grill, a fire pit, an outdoor picnic table seating eight, an outdoor shower and a private hammock overlooking the bay-fed pond across the street. Kayak/canoe equipment is also included among the outdoor facilities.

Air conditioning uses window units. Wi-Fi, a laptop-friendly workspace, a washer and dryer, linens, towels and a hair dryer are provided.

Amagansett is a six-minute drive away; East Hampton and Montauk are each approximately 12 minutes away. The ocean is a 2.5-mile drive away. The homeowner manages on-the-ground operations and guest communication after booking confirmation.

Not suitable for children aged four and under. Amagansett is a six-minute drive away; East Hampton and Montauk are approximately 12 minutes away. The ocean is a 2.5-mile drive away.

The primary renter must be at least 21 years old. Reservations require approval before confirmation. Smoking is not allowed.

Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $20.00 per reservation night. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Events, commercial activities, other non-traditional uses and rotating groups during the same stay require prior written host approval. Additional fees and/or an increased security deposit may apply.

Spring cleaning and updates typically occur in late April or early May. For stays outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability.

Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will attempt to arrange reopening of the dates, subject to the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the original reservation total is issued after full payment for the replacement reservation. If not rebooked, guests may still use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins.

Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement.

The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.
